We strive to provide you with factual information so you may make an educated decision about your new home. INSPEXFIRST attempts to put the information gained from our visual inspection into perspective.

We categorize issues found in your new home as: 

                    MAJOR ITEMS - LESSER ITEMS - OR INFORMATIONAL NOTICES

since not all issues are of equal weight when considering your purchase.

Our Criteria for -

Major items are those issues which are more than $500 to repair or replace as a good faith estimate, may create a substantial additional damage or are significant health or safety issues.

Lesser items are those issues which show a failure of the item to function as designed but does not rise to the level of MAJOR.

Informational Notices are things which we feel it is important to know about regarding maintenance, expected future service life issues and the like. It may include information about general recalls or manufacturers notices which have come to our attention and items which we have found which may be minor or cosmetic and we want you to know that we are aware of them and not to be concerned.

Informational Notices are usually not within the scope of the buy and sell agreement to have corrected by the seller and many times are simply a "heads up" for all parties.

We never perform any repair work concerning issues which we find and report. We are not affiliated with any contractor, mortgage company or Real Estate firm nor do we ever receive or give any referral fees. You may be assured That we take no position other than that of an objective inspector.
